Hafan Student - Rental Contracts

Rental Application

Your rental agreement with Hafan Student will take the form of a Fixed Term Occupational Contract between the yourself (and your group if signing together), and Sheila and Chezhian Properties (the business name for Hafan Student). The content of the agreement is largely defined by Welsh Government under The Renting Homes (Wales) Act 2016.

Once you have decided to rent a property (or room) with us, you will be required to complete a Rental Application Form providing contact details.

Rental Contracts

Upon Receipt of the Rental Application Form, we will put together and provide a Contract Pack which you will be required to read and sign electronically. An example of the contract pack can be found here:
Example Contract Pack You will also be required to provide a guarantor (see below).

Additional information

In addition to the completion of the contract pack, you will be required to upload copies of following documents (a photo from your phone is acceptable):

• The picture page of your passport to confirm identity
• Student registration document / letter stating course start date and duration (this is required to ensure that you are not liable to pay council tax)

Guarantor

A guarantor is someone who agrees to accept responsibility for making any payments dues in the event that the contract holder does not make payments due under the terms of this contract on the date that payment become liable. Payment may include, but is not limited to rent, deposit, damages and council tax (if liable) Please provide the name of your guarantor and their relationship to you. Your guarantor will be required to complete a separate agreement in acceptance of this responsibility (link below). Failure to provide a guarantor may mean that you will be unable to enter into a rental agreement with us, or that a larger deposit will be required.

Deposit

Once the contract pack has been completed, your rental agreement is confirmed and a deposit of £250 becomes payable within 7 days of the contract being signed. The deposit is held by The Deposit Protection Service, full details of which are provided in the contract pack.

Contract Documents

Once all details have been completed, a signed copy of the contact pack will be sent to you and will also be available to view online using the link below. You will be provided with access password for this link which is property specific and includes all relevant safety certificates eg Electrical Inspection Certificate.
Tenant Information

Additional Charges

We provide fully furnished rooms ready for you to move into. An inventory is provided at the beginning of the tenancy detailing the furniture provided in each room and communal areas.
Whilst general wear and tear is expected, you will be charged in the event that any of these items become damaged. In addition you will be charged for repairs to walls, furniture or any other items provided, for any deep cleaning required, and for disposal of refuse. In communal areas, the cost will be shared equally amongst tenants.
